Buying & building new around Hot Springs

Is a new home more expensive than a comparable resale?

Do I need a construction loan?
If you're building ground-up, usually yes — most buyers use a construction-to-permanent loan that funds the build in draws and converts to a mortgage at completion. If you're buying a finished spec home, you can often use a standard purchase mortgage instead. Much of rural Garland County is also USDA-eligible; check the address on the USDA map and shop local and Farm Credit lenders.
Can I build a new home in Hot Springs Village?
Yes — on a lot inside the Village, and subject to the Property Owners' Association's architectural review and construction rules. Many buyers work from the Village's roster of builders familiar with that process, and premium golf-front and lakefront lots are available at a premium. Confirm current POA requirements, dues, and any lot-specific review directly, because rules change.
What's the difference between a spec home and a custom build?
A spec (production) home is one a builder puts up on their own lot from standard plans and finishes — you buy it finished or nearly finished, fast and predictable, with little say over layout. What warranties come with a new home?
